Upcoming Meeting Education: Understanding Zoning Requests
You've probably heard the term zoning, but what does it actually mean?
Zoning determines how land may be used and developed. It establishes the types of uses that are permitted on a property and the development standards that apply, such as building placement, setbacks, height, landscaping, parking, and other site requirements.
A zoning request does not approve construction. If zoning is approved, any proposed development must still complete additional reviews and obtain all required permits before construction can begin.
The Planning and Zoning Commission will consider a zoning request for Project Temple – Phase 1B (may be referred to as Lasso by Rowan) on August 17. Following the P&Z meeting, the item will go to City Council for a first reading and public hearing on September 3 and a second reading on September 17.
Project Temple – Phase 1B is not a new data center project. It is a replacement location for a portion of Rowan's original Project Temple development after Rowan assigned its purchase contract for land needed for the City's long-term future landfill expansion. If approved, the zoning request establishes the land use designation and development standards that would apply to the property. It does not authorize construction or complete the development review process.
